Buying a custom designed
Property in Cyprus

The procedures in
buying a custom-designed villa at Souni Hills are
straightforward, and Thomaides Properties ensures guidance,

Step 1 Plot
The first step is to select a plot from the Availability
list and Site Plan. Each plot has its own features.
Step 2 Design
To decide on the villa design of your preference form the
existing designs that are best suited for each individual plot.
You can then discuss with our architects the customization of
your villa and make layout dimension and specification changes
in keeping with the Building Regulations of the development.
On special plots an
all new design can be prepared to the client’s specific
requirements. In order to preserve the natural beauty of the
area, building density may not exceed 20% of the total plot
size.
Step 3 Agreement
Once you have chosen your plot and villa design, a Reservation
Agreement is signed, requiring a deposit of CY₤5,000. Our
architects prepare detailed plans of the new villa, along with a
cost estimate for your review. After finalizing all the design
aspects of the villa a draft contract is sent to you or your
solicitor for approval.
Step 4 Contract
Once the plans, cost estimates and contracts are finalized, an
Original Contract will be sent to you for signature at which
stage payment for 20 - 30% of the cost of the villa is required.
Step 5
Completion
The completion of new villa takes about two years from the
signing of a reservation agreement, including designs and
obtaining planning approval, which Thomaides Properties handles
for you as part of the service offered.
Peace of Mind
From inception of completion and onwards, Thomaides
Properties maintain full supervision on behalf of their clients
to ensure the best workmanship and quality. Throughout
construction you will be continually updated on the progress of
your new home. Our experienced team of professionals will assume
the responsibility of obtaining Town Planning and building
Permits, as well as the issuing of the Title Deeds. For these
property services there is no extra cost to the client.
